
50 First Avenue has now been delivered for Walker Corporation, proudly standing as Binah’s first project delivered in Queensland.
The 15-storey Premium A-Grade commercial office tower is a key milestone in the delivery of Maroochydore City Centre, bringing a new level of workplace quality and tenant amenity while helping establish the Sunshine Coast's evolving CBD as a premium commercial destination.
The project forms part of Walker Corporation's vision for Maroochydore City Centre, a new CBD designed to support the Sunshine Coast's economic growth through premium commercial, residential and public infrastructure.
Designed by COX Architecture, 50 First Avenue delivers a Premium A-Grade workplace environment across 15 levels, with generous commercial floorplates, high-quality tenant amenities and expansive views across the coastline, hinterland and city centre.
At ground level, the building includes a spacious lobby and retail offering, creating an active and welcoming experience that connects with the surrounding precinct. Parking is integrated across levels 1 to 4, while commercial office space extends across levels 5 to 14. The building also incorporates premium end-of-trip facilities, including secure bicycle storage, showers, change rooms and lockers. These spaces support the way people move through and use the city centre, particularly as the precinct continues to grow as a connected workplace destination. At the rooftop level, a shared terrace provides an additional amenity for tenants, offering a space for informal meetings, events and connection beyond the office floors.
Sustainability was a key consideration in the design and delivery of 50 First Avenue, with the project targeting 5 Star Green Star, 5 Star NABERS and Silver WELL ratings. Designed as an all-electric building enabled for net zero emissions, it incorporates optimised daylight, increased outdoor air supply and biophilic design principles to support occupant wellbeing.

The completion of 50 First Avenue is a major milestone for Maroochydore City Centre and everyone involved in its delivery.
