Behind the Build | Babylon, Rouse Hill

Babylon, Rouse Hill, is now complete following the delivery of one of Binah’s most significant residential projects to date. Spanning five acres and comprising 11 buildings and 364 apartments, the development has been realised as a village-scale residential community built with longevity and connected urban living in mind. Its delivery reflects the confidence, care and experience behind Binah’s approach to construction and the standard expected when projects of this scale are seen through to completion, the Binah way.

Inspired by the ancient gardens of Babylon, the development integrates layered landscaping, water features and Babylonian-scripted artwork throughout the precinct. The buildings are arranged to prioritise light, space and connection, sitting comfortably within the landscape. Residences are finished with a considered mix of timber, natural stone, concrete and render, supported by high-quality appliances. Upper-level apartments connect directly to rooftop courtyards through operable skylights, bringing light and outdoor space into everyday living. These skylights are the first of their kind in Australia at this scale to comply with the Australian Standard for façades, in addition to the standard for skylights. Achieving this required extensive engineering, testing and coordination, carried through to installation.

Babylon’s scale and footprint meant construction remained active across multiple buildings for the duration of the works. Delivery required disciplined planning, capable subcontractors and persistent leadership on-site. At the peak of construction, the site was supported by a workforce of over 300 tradespeople, operating alongside three tower cranes, three manitous and 11 builders’ lifts across multiple active buildings. As the project took shape, more than 37,000 square metres of concrete structure were completed, supported by two basements totalling over 16,000 square metres. As scaffolding came down across all 11 buildings, the finished façades were revealed, including curved architectural forms and high-quality render finishes. Six grand entry portals were delivered, establishing clear points of arrival across the development.

Babylon is a proven demonstration of Binah's capability to deliver a large and wide technical project. Binah demonstrated successful procurement strategies to ensure that a delivery of this scale could be achieved with reduced risk and increased efficiencies.
